5 Things to Include in Flats for Rent Ads

There is a skill to writing ads for flats for rent that can get yours noticed ahead of most of the rest out there. … at least those written by people who haven't done any research, unlike you (well, you’re reading this, aren’t you?!)
Nowadays with the availability of free advertising spaces online many property owners will by-pass the agent and place ads they have written themselves online, so it's useful to know what you should be including in your flats for rent ads and what you need to especially highlight when you write it.
  1. Include A Good Photo
If the flats for rent advertising site allows it, make sure you include a current photo of your flat that presents it in its best light. Make sure you take it when the light is best; it's easy nowadays with digital cameras to get a couple of good shots from multiple photos, so take plenty and choose the best. If you are not a good photographer then get a friend or relative to help you.
  1. Include All the Key Info
This may seem obvious but make sure you include in your ad ALL of the relevant info that the potential leaser will want to know: location, how many bedrooms, what's the style, is it furnished/unfurnished, kitchen arrangements, en suite bathrooms, terrace or balcony, what's in the local area, nearest tube station, monthly rent etc.
  1. Keep it Concise and Highlight the Best Features
Having said you need to include all the relevant info, there may be limited space in your ad (some flats for rent sites will limit the number of characters in your ad) and you will need to strike a balance between what the viewer needs to know and the features that you most want to highlight. For example if your flat has a great balcony but the kitchen is rather small, you don’t mention the kitchen and you make sure the balcony gets a mention!
  1. Include a Map
If the flats for rent site doesn’t automatically include a map with your ad then include one yourself. It adds another visual element to your listing that people always prefer over reading text. It also identifies to the viewer what's in the local area in terms of transportation, parks, amenities and other useful information. Maybe the site will allow you to use a Google Map; if not then include a basic map that you have scanned or created yourself.
  1. Include Your Contact Details
Last but certainly not least (in fact this is the most important of the lot!) make sure that anyone interested in your flat for rent can contact you. Include a phone number and/or email address.
If you follow the above steps you should be able to craft an ad that sells your property. Don’t forget that on a busy site there will be hundreds of ads for flats for rent so creating one that stands out from the crowd is important. Not everyone can afford to have a property that sells itself!
